Homebuyers are increasingly expecting same-day conveyancing updates, according to research by Lyons Bowe Solicitors.
The company found that home buyers in Britain have little tolerance for poor communication during the conveyancing process, with buyers wanting quick responses and prompt notification of any issues that may affect their purchase.
The survey of homebuyers who purchased a property within the past two years shows that expectations for communication extend far beyond the beginning of the deal.
While 68% of buyers expect a conveyancer to respond to an initial inquiry within 24 hours, buyers continue to demand regular communication and updates throughout the entire home buying process.
Once they receive instructions, 63% of buyers expect confirmation that their file has been opened and work has begun within 24 hours, while 61% expect confirmation that their paperwork and identity documents have been received within the same time frame.
When contacting their carrier with a question, 75% of buyers expect a response within 24 hours, including 30% who expect a same-business day response. Only 6% believe that waiting longer than two business days is acceptable.
While conducting searches, more than half of buyers (52%) expect weekly updates from their carrier, regardless of whether there is significant progress.
Buyers will also expect to be kept informed once tangible progress is made. When important information is received from a seller’s attorney, 86% expect an update within 24 hours, including 38% who expect to be informed the same business day.
Communication becomes even more important when problems arise. Four in five buyers (81%) expect to be informed of any issue that may delay their purchase either immediately or within the same business day, while 32% expect to be notified immediately.
As transactions move toward exchange, buyers expect contact to become more frequent. More than two-thirds (68%) expect updates at least every two to three days, including 30% who want daily updates as the exchange approaches.
The importance of communication peaks on the completion day itself. More than half of buyers (56%) expect the carrier to notify them immediately once the money has been transferred and completed, while 22% expect a confirmation within an hour.

They understand that conveyancing is a detailed legal process involving multiple parties, but they don’t want long periods of silence while this process takes place.
“Buying a home is often one of the most important financial commitments anyone will ever make. When people don’t know what’s going on, uncertainty can quickly turn into frustration, even when the deal progresses as expected.”
